A seller’s explanation is not the whole record
A seller may say the loan is nearly paid, has just been cleared or belongs to an old lender. Keep that explanation, but do not treat it as the same thing as resolving the registered interest. A report does not show the amount needed to settle a loan.
Confirm independently
Use independently obtained contact details when checking a claimed lender or other party. Be cautious about relying solely on a phone number or document supplied by the seller. Ask for advice about the proposed transaction and evidence needed to address the recorded interest.
Do not improvise a settlement
How funds should be paid and how a security interest is dealt with can depend on the circumstances. Do not assume that paying the seller, sending money to an account labelled as a lender, or seeing a screenshot guarantees a safe transfer.
A useful question to put to your adviser is: “What evidence should I obtain, and what must happen before I release the purchase money?” Keep the response with the sale documents.
Keep a current certificate
The PPSR explains that buyer protections depend on the search, timing and transaction, and that exceptions apply. Get advice where a recorded interest or the sale arrangement is unclear. A history-report guide cannot decide your legal position.
